Understanding Skylight Condensation
Condensation occurs when warm, moisture-laden indoor air contacts a colder surface and cools enough for water droplets to form. A skylight is often one of the coolest visible surfaces in a room, especially during a Melbourne winter.
This is particularly common in bathrooms, kitchens, laundries, bedrooms with limited airflow and rooms where wet clothing is dried indoors. Moisture may collect on the glazing, frame or shaft and then drip onto the plaster, closely resembling a roof leak.
Modern double-glazed skylights can improve thermal performance, but no skylight can eliminate condensation when indoor humidity remains very high. The complete solution may involve ventilation, insulation and household moisture control as well as the skylight itself.
The Roof Type Changes the Solution
A waterproof skylight installation must work with the roof profile, pitch, water direction and drainage path.
Require careful tile removal, appropriate side, head and apron flashing, correct laps and neat tile cuts. Water can travel sideways beneath tiles before appearing inside.
Flashing must integrate with the ribs and sheet laps. Correct back flashing, side water control and downhill discharge are essential.
Concealed-fix profiles need roof-specific planning. The installer must protect the sheet system and manage water without relying on surface sealant alone.
Water drains more slowly. A suitable kerb or upstand and custom flashing are normally required to lift the skylight and direct water away.

Is silicone a permanent repair?
